RESOLUTION 97 - 448
APPROVING LAND USE GUIDE PLAN AMENDMENT FOR BAKER PARTNERS, INC.
FOR PROPERTY LOCATED NORTH OF ROCKFORD ROAD, BETWEEN I-494 AND
BERKSHIRE LANE (97070)
WHEREAS, Baker Partners, Inc. has requested reclassification of the land use guiding from IP
(Planned Industrial) to C (Cemmercial) for an 8.01 -acre parcel located north of Rockford Road,
between I-494 and Berkshire Lane; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the rwuest by Baker
Partners, Inc. for reclassification of the land use guiding from IP (Planned Industrial) to C
(Commercial) for an 8.01 -acre parcel located north of Rockford Road, between I-494 and
Berkshire Lane, based on the following findings:
1. C guiding would help to diversify the City's economic base, in accordwice with the City's
goals under the Comprehensive Plan.
2. The site meets the locational criteria for C guiding.
3. Plymouth has a limited supply of vacant IP land and vacant C land. The amendment to
regulde this 8.01 -acre site would not adversely impact either of these land use categories.
4. The proposed guiding would not negatively impact traffic or utilities in the area,
FURTHER, approval of the Land Use Guide Plan Amendment is contingent upon, and subject
to, the required review and ,,. ponse by the Metropolitan Council.
