HomeMy WebLinkAboutCity Council Resolution 1997-447• CITY OF PLYMOUTH RESOLUTION 97-447 APPROVING SITE PLAN AMENDMENT FOR ENVIRONMENTAL STRUCTURES, INC. FOR A BUILDING AND PARKING EXPANSION FOR JP FOODSERVICE, INC., LOCATED AT 9605 - 541" AVENUE NORTH (97098) WHEREAS, Environmental Structures, Inc. has requested approval of a Site Plan Amendment to allow an expansion of the building and parking lot for JP Foodservice, Inc. at 9605 - 546 Avenue North; and WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Environmental Structures, Inc. for a Site Plan Amendment subject to the following conditions: 1. The Site Plan Amendment allows an approximately 33,700 square foot building addition and 84 new parking spaces west of the existing building, in accordance with the plans received by the City on July 16,1997, except as amended by this resolution. 2. Prior to issuance of building permits, all plan sheets must be signed. 3. Prior to issuance of building permits, the applicant shall submit a lighting plan for staff review and approval that inc"cates the .5 foot-candle contour line within the lot litres. 4. Prior to issuance of building permits, the applicant shall revise the plans to indicate the allowable area calculations for staff review and approval. 5. The owner shall sign an agreement to be mcorded that states that if Nathan Lane is ever extended, the Water Quality Treatment Pond (141URP) will be relocated ar their expense. • ResohMan 97-447 (97M Page 2 6. Calculations shall be provided for the NURP pond for review and approval by the City and Shingle Creek Watershed. 7. Show the outlet pipe and overflows for the NURP ponds. Rip rap shall be placed over the overflows. 8. All rooftop equipment shall be screened from view with an enclosure that matches the exterior building materials. 9. Exterior building finishes shall be finished with a durable non -fade surkoe and the fasteners must be of a cerrv.ion resistant design. 10. Standard Conditions: A. Compliance with the City Engineer's Memorandum. B. Submission of the required Financial Guarantee and Site Performance Agreement for completion of site improvements within twelve months of the date of this Resolution. C. An 8 1R x 11 inch `.4s Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. D. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. B. Compliance with the Ordinance regarding the location of fire hydrants, fire lanes, fire suppression and fire lane signage. F. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds for revocation. G. An approved lock box shall be provided on the building for Fire Department use. The lock box should be monitored by a UL antral station and located by the fire departmenI connection or as located by a Fire Inspector. H. This approval shall expire one year after the date of approval, unless the property owner or applicant has substantially started construction of the project, or unless the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
