PERMIT AMENDMENT ANI; SIT PLAN AMENDMENT FOR
CHURCH FOR PROPERTY LOCA 1 ED AT 16000-41 ST AVENUE
WHEREAS, plymouth Creek Christian Church has requested approval of a Conditional Use Permit Amendment
and Site Plan tint tdmeW to allow an addition to the Plymouth Creek Christian Church, 16000 -41st Avenue
North (the property Is mote specifically described as Lot S, Block 1, Willow Meadows 2nd Addition); and
WHEREAS, the "Isru ng Commission has reviewed said request at a duly called Public Hearing and
recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Plymouth Creek Christian
Church for a Conditional Use Permit Amendment and Site Plan Ameadmem to allow an addition to the
Plymouth Creek Christian Church,16000.41st Avenue North, subject to the following conditions:
Tho Amended Conditional Use Permit and Site Plan allows crost uction of a 2.064 square foot classroom
addition, in accordance with the application and plans received by the City on August 4. 1993, except as
amended by this resolution.
2. SubmitW of five sets of revised plans renaming the Fire Division's requirements prior to issuance of
building panits.
3. The site plan shall be revised to comply with handicapped parking requirements.
4. This resolution approves a Variance to the Fire Code requirement for a fire lane within 30 feet of all &Ides of
the building.
S. Standard Conditions:
L Compliance with the Engines Memorandum.
b. Submission of required financial guarantee and Site Improvement Performance Agreement lbr
completion of this site improvement within twelve months of the date of this resolution.
c. Compliance with the Ordinance regardtng the location of fire hydrants and fire lanes, and fire lane
signage.
d. The permit Is subject to all applicable coda, regulations and ordinances, and violation thereof Will
be grounds for revocation.
e. Any subsequent phases or expansions are oubject to required mvsews and approvals per Ordinance
provisions.
E Submission of an 9 112 by 1 I, Inch'as-built' flit Protection Plan prior to the release or reduction of
the required Onancial guarantee.
g. The Conditional Use Permit and Site Plan approval shall expire in one-year from the date of
approval, unless the project is substantially completed it an extension Is applied for and granted.
