HomeMy WebLinkAboutCity Council Resolution 1997-344• CITY OF PLYMOUTH RESOLUTION 97 - 344 APPROVING A CONDITIONAL USE PERMIT FOR MOEN LEDER CONSTRUCTION FOR WEST GLEN CORPORATE CENTER LOCATED SOUTH OF 3e AVENUE, NORTH OF HIGHWAY SS, AND EAST OF ROCKFORD ROAD (97012) WHEREAS, Mom Leuce Construction has requested a Conditional Use Permit to allow up to 33 percent of the total building area for assembly, manufacturing and warehousing as accessory uses in the B -C (Business Campus) Zoning District on property legally described as follows: Lot 1 and Lot 2, Block 1, West Glen Corporate Center, Hennepin County, Minnesota WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval of manufacturing, assembly, and warehousing as accessory uses not to exceed 25 percent of the total building area NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Moen Leuer Construction for a Conditional Use Permit, subject to the following conditions: 1. The Conditional Use Permit is to allow manufacturing, assembly and war6ousing as accessory uses to permitted uses in the B -C zoning district, not to exceed 25 percent of the gross floor area of the buildings. 2. Adequate parking is provided for use of the buildings at 75 percent office and 25 percent warehouse. Developer must provide adequate parking for actual uses per the Zoning Ordinance in effect at the time of changes. 3. No outdoor storage is permitted. • 11 Resobition 97-344 (97012) Page 2 of 2 4. Suis will review the uses in the buildings on an annual basis to monitor contimted Compliance with the Conditional Use Pbrmit. S. Standard Condit[=: A. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. B. The permit is rot ort to all applicable coda, regulations and ordinances, and violation thereof ahall be grouch for revocation. C. This approval shall expire one year after the due of approval, unkss the property owner or applicant bas substantially maned construction of the PmJu% or undsa the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 2104509 Of the zoning Ordinance.
