CITY OF PLYMOUTH
RESOLUTION 97 - 34 2
APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED SOUTH
OF 30 AVENUE, NORTH OF HIGHWAY 55, AND EAST OF ROCKFORD ROAD (97012)
WHEREAS. Moen T.euer Construction has requested reclassification of the zoning from FRD
(Future Restricted Development) to B -C (Business Campus) for property legally described as
follows; and,
That part of the west half of the northeast quarter of Section 20, Township 11 B. Range 22, which
lies north of the northeasterly right of way line of State Highway Number 55, except road.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval;
WHEREAS. the City Council has adopted an ordinance rezoning the affected parcel from FRD
to B -C;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from FRD (Future Restricted Develooment) to B -C (Business
Campus) for property located north of Highway 55, south of 361 Avenue and east of Rockford
Road, based on the following findings:
I. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and
plans.
2. The proposed development meets the intent of the B -C zoning district by providing an office
complex with a high quality finish.
3. There is adequate infrastructure to support the proposed development and rezoning of the
parcel. 3e Avenue was build to accommodate the traffic associated with this type of an
office use.
4. The proposed landscaping, building design and 3e Avenue provide adequate buffering
between this use and the residential properties to the north.
Adopted by the City Council on this 4th day of June 1997.
