STREETER COMPANIES FOR "PLYMOUTH HILLS r ADDITION" LOCATED SOUTH OF 3e AVENUE AND WEST OF PLYMOUTH BOULEVARD (97027) WHEREAS, Kenneth R. Streeter Companies has requested approval of a Preliminary Mat and Final Plat for 5.81 acres located south of 34" Avenue and west of Plymouth Boulevard; and WHEREAS, the property is presently legally describEd as Lots 3, 4.5. and 6. Block 5. Plymouth Hills; and WHEREAS, the rlanning Commission has reviewed the requested Preliminary Plat at a duly called Public Hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Preliminary Plat and Final Plat for Plymouth Hills 7" Addition for property located south of 34" Avenue and west of Plymouth Boulevard, subject to the following conditions: . This Preliminary Plat and Final Piat approval is for the creation of three lots as the Plymouth Hills 7" Addition, in accordance with the plans received by the City on May 7, 1997, except as amended by this resolution. 2. Prior to filing the plat, revisions shall be made to indicate the required six-foot wide drainage and utility easements along each side lot line. 3. The retaining wall shown on the grading plan on Lot 3, Block 1 shall be constructed in cogjunction with the development of Lot 2, Bl( ck 1. 4. Additional easements may be required on Lot 3, Block l to cover the drainage ditch and/or pipe required for the regional NURP pond. 5. The wetlands identified in the May 6, 1997 ,eport from Peterson Environmental Consulting, Inc. and the related buffer areas shall be protected until such time as a wetland mitigation plan is approved by the City Cauncil. A revised grading plan which reflects this requirement shall be submitted for staff approval prior to issuance of a grading permit. Upon approval of the wetland mitigation plan, a financial guarantee shall be provided to ensure the replacement wetland is constructed. Resolution 97- 327 Page 2 6. Standard Conditiom: • #%.
