FOR PROPERTY LOCATED NORTH OF SCHMIDT LAKE ROAD AND WEST OF 1-494 (97003) WHEREAS, Hoyt Properties, Inc. has requested reclassification of the zoning from I-1(Light Industrial), I-2 (General Industrials and C-2 (Neighborhood Commercial) to PUD (Planned Unit Development) for property legally described as follows: Lot 2 and Lot 3, Block 1, Plymouth Technology Park, according to the plat thereof on file and of record in the office of the Registrar of Titles, Hennepin County, Minnesota. And All that part of Lot I. Block I. Plymoud, ; xhnology Park, according to the plat thereof on file and of record in the office of the Registrar of Titles, Hennepin County, Minnesota, which lies easterly of Line A, described as follows: Commencing at the southeast corner of said Lot 1; thence on an assumed bearing of South 89 degrees 58 minutes 47 seconds West along the southerly line of said Lot 1 for 471.11 feet to the actual point of beginning of said Line A; thence north 00 degrees 01 minutes 13 seconds West for 958.07 feet to the northerly line of said Lot 1 and there terminating; Excepting therefrom all that part of said Lot 1 lying westerly of a line parallel with and distant 245.00 feet easterly of Line A and lying northerly of a line parallel with and distant 638.07 feet northerly from said southerly line of Lot 1. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommended approval; and, WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from I-1, 1-2, and C-2 to PUD; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does support tht: request by Hoyt Properties, Inc. for reclassification of the zoning from 1-1 (Lien Industrial), 1-2 (General Industrial), and C-2 (Neighborhood Commercial) to PUD (Planted Unit Development) for property located north of Schmidt Lake Road, ea -t of Fernbrook Lane, and west of 1.494, based on the following findings: 1. The proposed rezoning is consistent with the Comprehensive Platt and other City policies and plans. 2. The proposed development meets the intent of the ?CD zoning district by providing a highe► standard of site and bui; ng design. • 3. Thee is adequate infrastructure to support the proposed development and mmning of the pia• 4. The uses allowed in this PUD wotdd consist of any permitted, accessory, conditional or interim uses allowed in the 1-17oning District, plus on existing Lot 3 in the northeast portion of the site, any permitted accessory, conditional or interim uses allowed in the 1-2 Zoning District as well.
