HomeMy WebLinkAboutCity Council Resolution 1997-2380 CITY OF PLYMOUTH RF,SOLUTION 97-238 APPROVAL OF LOT DIVISION FOR jEM PROPERTIES FOR PROPERTY LOCATED AT 18520 COUNTY ROAD 6 (96165) WHEREAS, an application has been filed by jem Properties which requests approval of a Lot Division to divide a parcel of land generally locked at 18520 County Road 6, as legally described on Attachment One, attached hereto and hereby made a part hereof: and WHEREAS. the proposed lot arrangement for which the Lot Division is sought is as legally described on Attachment Two, attached hereto and hereby made a part hereof; and WHEREAS, the City Council has ftdly considered the request for the Lot Division. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA+ that it should and hereby does approve the request of Jem Properties for a Lot Division of Lot 1, Block I. Masko Addition, located at I S52o County Road 6. subject to tho following conditions: ulm 1. ����x with the plans received vision approves the division by the City l ion Block March 7d. 1997, except as amended by this resolution. 2. No building permits shag be issued until the Lot Division is filed and recorded with Hennepin County. 3. Park dedication fee for one residential lot shall be submitted prior to filing of the Lot Division with Hennepin County. 4. A Hennepin County permit is required for any work within County Road 6 right-of- way. 10. The portion of the driveway that is extended for the home on Tract B shall be set back at least three feet from the east lot line, pursuant to zoning regulations. 11. Prior to issuance of building permits, a grading Plan indicating an engineezed Swale or culvert along the west side of the proposed home shall be submitted to, and approved by the city. 12. Standard Conditions: A. Compliance with the City Engineces Memorandum. B. Compliance with the Tree Preservation Ordinance. C. The Developer shall hold the City and its officers, employees, and agents harmless from claims made by itself and third parties for damages sustained or costs incurred resulting from this approval and development.
