RESOLUTION 97 - 218
APPROVING FINDINGS OF FACE FOR REZONING OF TWELVE RESIDENTIAL LATS
LOCATED NORTH OF WEST MEDICINE LAKE PARK, SOUTH OF 231° AVENUE
AND WEST OF MEDICINE LAKE DRIVE NORTH (97018)
WHEREAS. the City of Plymouth has requested teclassification of the zoning from P -I
(PublicAnaluttbml) to RSF-2 (Single Family Detached 2) for twelve residential lots legally
described as follows; and.
Lot 1. Block 1, Penwalk Addition, Hennepin County, Minnesota.
Lots 70 8.9. and 10. Block 1. Penwalk Addition, Hennepin County, Minnesota.
Lots 1.2.3.4. S. and 6, Block 2. Prawalk Addition, Hennepin County, Minnesota.
Lot 11. Block 2. Penwalk Addition, Hennepin County. Minnesota.

Block 1, Lots 2 and 3 and that part of Lot 4 described as beginning at the northwest corner
thereof the eastatiy line along the north line thereof a distance of 107.53 W there detkcting
r`*185 degrees a distance of 12.7 feet thereof southwesterly to a point or the westerly line

of beginning.
WHEREAS. the, Planning Commission has reviewed said request at a iuly called Public
Hearing and recommends approval;
WHEREAS, the City Council has adopted an ordinance rezoning the affe¢ied parcel from P -I
to RSF-2;
NOW, THEREFORE, BE IT HEREBY RESOLVED aY THE CITY COUNCIL OF THE
CITY OF PLYMOUTH. MINNESOTA, that it should and hereby does approve the request
for reclassification of the zoning from P -I (Publicllms+itutional) to RSF-2 (Single Family
Detached 2) for twelve residential lots located north of Wast Medicine Lice Paris, south of
23" Avenue std west of Medicine Wee Drive North. based on t14 following findings:
1. The proposed rezoning is consistent with the Comprehensive Plan and cher City policies

2. The existing single family homes mat the intent of the RSF-2 zoning db trict by providing
single femity homes with a lot size that is smaller than the City's traditiTaal single family
lots.

3. The proposed rezoning will ensure that the Homes aro not non-con%tming should the
owner wish to make improvements on the property.
4. There is adequate infrastructure to support the existing development and mzoning of the
parcel.
Adopted by the City Council on this 16th day of April, 1997.
