CITY OF PLYMOUTH
RESOLUTION 97 - 217
APPROVING FINDINGS OF FACT FOR REZONING OF FIVE COMMERCIAL. LOTS
LOCATED NORTH OF BASS LADE ROAD AND WEST OF ZACHARY LANE (97017)
WHEREAS. the City of Plymouth has requested reclassification of the zorirtg from 01
(Convenience Commercial) to C-2 (Neighborhood Commercial) for five commercial lots
kgally described as follows; and,
Lots 46, 47, 48, 49 and SO Morrisons Lake View Addition, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval;
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from C-1
to C-2;
NOW, THEREFORE, AB IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PLYMOUTH, MINNESOTA, that it should and hert.►y does approve the request
for reclassification of the zoning from C-1 (Conveclence Commercial) to C-2 (Neighborhood
Commercial) for five commercial lots located north of Bass Wee Road, based on the following
findings:
1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies
and plan.
2. The existing commercial uses meet the intent of the C-2 zoning district by providing goods
and services on a limited community scale in an area well served by collector or arterial
streets at the edge of residential districts.
3. The proposed rezoning will ensure that the properties are not non -conforming shmild the
owner wish to make improvements on the property.
4. There is adequate infrastntcture to support the existing development and rezoning of the
parcel.
Adopted by the City Council on this 16th day of April. 1997.
