HomeMy WebLinkAboutCity Council Resolution 1997-135• CITY OF PLYMOUTH RESOLUTION " - 135 APPROVING FINAL PLAT FOR DAHLSTROM, PETERSON, EMEN PARTNERSHIP FOR PLYMOUTH OAKS 2ND ADDITION LOCATED NORTH OF ROCKFORD ROAD AND WEST OF BERKSHIRE LANE (96173) WHEREAS, Dahlstrom, Peterson, Eiden Partnership has requested a Final Plat approval for Plymouth Oahe V Addition, a plat of seven single family lots and two outlots on a 6.1 -acre parcel located north of Rockford Road and west of Berksbire Lane; and WHEREAS, the subject property is legally described as follows: Outlots A, B, and C. Plymouth Oaks, also Lot 9, Block I. Courtyards of Plymouth Oaks, also The East Half of the West Half of the East Half of the Swthwest Quarter of the Northwest Quarter of Section 15. Township 118, Rup 22, excluding roadways. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF HE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve &. request of Daldttrom, Ptterson, Eiden Parmership for a Final Plat for Plymouth Oaks 21 Addition locates; north of Rockford Road and west of Berkshire Lne, subject to the following conditiom- 1. Firal Plat approval Is hereby granted for Plymouth Oaks 2W Addition in accordance with the plats received by the City an Febtuari 14, 1947, except as amended by this resor fon. 2. The devetoper sball dedicate 100 feet of ri3ht-of-way along the south border of the site for Rockford Road. 3. Minimum setbacks shall be •, r quired for the kSF-2 tonin; district. 4. The minimum basement elevations shall be 999.8 for Lots 3 and 4, and 992.0 for Lots 6, 79 and S. 9. A Grading Permit and Street Sweeping Contract will be required, along with all required financial guarantees. 10. Additional details will be required for the overflows from the wetlands. This shall include a cross section of the chanm.► at these locations and the flow rates. The applicant may be required to construct a concrete weir structure rather than a rip - rap. 11. The applicant shall provide a financial guarantee for site improvements related to the wetland mitigation plan. 12. The developer shall include disclosure information in their marketing/sales information and purchase agreements regarding the zoning regulations and existing development of the property to the east. The information shall include the telephone number of the Community Development Department as a contact for further questions. 13. Oudot A shall be combined with Lot 3, Block 3, Plymouth Oaks, or to Lot 1, Block 1, Plymouth Oaks tad Addition prior to building permit issuance for Lot 1, Block I. Plymouth Oah tad Addition. 14. Oudot B shall be combined with Lot 4, Block 3, PlyYmth Oaks, or to Lot 1, Block 2, Plymouth Oaks 200 Addition prior to building permit issuance for Lot 1, Block 2, Plymouth Oaks 200 Addition. 15. Standard Conditions: A. Compliance with the City Engineer's Memorandum. B. Removal of all hazardous trees from the property at the owner's expense. C. No building permits shall be issued until a contract has been awarded for sewer and water. D. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. E. No building permits shall be issued until the Final Plat is filed and recorded with Hennepin County. N. Submittal of required utility and drainage easement documents as approved by the City Engineer prior to filing the Final Plat. •
