RESOLUTION 97- 117
APPROVAL OF LOT DIVISION FOR LOT 3, BLOCK 1, GOLFVIEW WOODS

WHEREAS, an application has been filed by Mary Weinzierl which requests approval
of a Lot Division to create two parcels of land from Lot 3, Block 1, Golfview Woods,
as legally described on Attachment One, attached hereto and hereby made a part
hereof; and
WHEREAS, the proposed lot arran�,ement for the Lut Division would revise the lot, as
legally described on Attachment Two, attached hereto and hereby made a part hereof,
and
WHEREAS, the City Council has fully considered the request for the Lot Division.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of Mary Weinzierl fo: a Lot Division for Lot 3, Block 1, Golfview Woods,
located at 16430 - 45' Avenue North, subject to the -following conditions:
1. The developer is responsible for the cost and installation of the sanitary sewer
service.
2. An easement for the sanitary sewer service will bt required from the pmperty
owner to the north.
3. The developer is responsible fcr the cost a&, installation of the water service and
any repairs necessary to Old Rockford Road clue to the water service construction.
4. A Hennepin County permit is required for any work within Old Rockford Road
right-of-way.
5. The shared driveway and reconstruction of the existing driveway shall be complete
prior to occupancy of the new proposed home.
6. The tot division plan shall show the removal and reconstruction of the existing
driveway on the parcel to the east. Revised plans shall be submitted to the City
prior to tiling the Lot Division.
