RESOLUTION 97- 79
APPROVING SITE PLAN AMENDMENT TO ALLOW CONSTRUCTION OF
13,045 SQUARE FOOT GYMNASIUM ADDITION AT ARMSTRONG HIGH
SCHOOL LOCATED AT 10635 36TH AVENUE NORTH (96187)
WHEREAS, Independent School District 281 has requested approval of Site Plan
Amendment for a 13,045 square foot gymnasium addition to be located on the
following described property:
That part of Government Lot 1 lying north of the w-sterly extension of the north line
of the Southeast Quarter of the Northwest Quarter and tying south of the north 735 feet
thereof; a1sc. 'hat part of the south 300 feet of the north 735 feet of Government Lot 1
lying east of the west 416 feet thereof except the road, Section 24, Township 118,
Range 22, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Meeting and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
I PE CITY OF PLYMOUTH, MINNESOTA. that it should and hereby does approve
the request by Independent School District for Site Plan Amendmetâ–ºi. of Armstrong
High School, subject to the following conditions:
1. This approval is for a Site Plan Amendment, pursuant to the arplication and plans
received by the City on December 13, 1996.
2. The project requires applicable building permits prior to construction.
3. The applicant shall submit a landscaping plan consistent with City Ordinances, for
review by the City Forester, prior to issuance of a building permit.
4. The applicant shall obtain the necessary permits and/or approvals from Bassett
Creek Watershed District for the proposed rooftop ponding. Details on how the
rooftop ponding will be metered shall be submitted to the Engineering Department
for review prior to issuing a building permit.
5. Fire hydrants shall be placed, at approved locations, not more than 300 feet apart
around the building addition.
6. This resolution approves a Variance to the Fire Code requirement for a fire land
within 50 feet of all sides of the building.

7. The existing drive/fire lane on the north side of the gym shall be repaired to the
minimum fire lane construction standards per the Fire Inspectors recommendation.
8. Fire Department standpipes will be required in approved interior locations due to
lack of access to the rear of the building.
9. The entire addition to the gym and the current gymnasium will be protected
throughout by an automatic fire sprinkler system
10. Fire flow calculations must be submitted to the fine inspector documenting that
minimum `re flow requirements will be alailable on the site
11. All City Building and Fire Code requirements shall be adhered to and are not
abrogated by approval of the Site Plan Amendment.
