APPROVING A SITE PLAN AMENDMENT AND VARIANCE FOR CHARLES
CARLSON FOR PROPERTY LOCATED AT 3425 HIGHWAY 169 (96089)
WHEREAS, Charles Carlson has requested a Site Plan Amendment and Variance to
allow an addition onto an existing building located at 3425 Highway 169, legally
described as Lot 4, Block 2, Glen Erie Addition; and
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request by Charles Carlson for a Site Plan Amendment and Variance, subject to the
following conditions:
1. The Site Plan Amendment is for a two level addition totaling 2,736 square feet
(1,368 square feet per level) onto an existing building, according to the plans
received by the City on August 30, 1996, except as amended by this resolution.
2. A Variance is granted for a three-foot building setback to the north lot line, rather
than 15 feet. The request meets the Variance standards.
3. Prior to issuance of building permits, the allowable floor area calculations must be

4. Prior to issuance of building permits, the standard Fire Depaimtent details must be
included on the plans.
5. Prior to issuance of building permits, fire flow calculations must be submitted, as
approved by the Fire Division.
6. Prior to issuance of building permits, the fire department connection and post
indicator valve must be identified on the site plan, as approved by the Fire Division.
7. This resolution approves a Variance to the Fire Code requirement for a fire lane
within 50 feet of all sides of the building.
8. Standard Conditions:
A. Compliance with the City Engineer's Memorandum.
B. Compliar.ce with the Fire Inspector's Memorandum.

C. Submission of required Financial Guarantee and Site Performance
Agreement for completion of site improvements within twelve
months of the date of this resolution.
D. Compliance with Policy Resolution 79-80 regarding minimum
floor elevations for new structures on sites adjacent to, or
containing any open storm water drainage facility.
E. Any subsequent phases or expansions are subject to required
reviews and approvals per Ordinance provisions.
F. Compliance with all Fire Codes and policies, including those
regarding the location of fire hydrants and fire department
connection, fire lanes, and fire lane signage.
G. An 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be
submitted prior to the release or reduction of any site
improvement bonds per City Policy.
H. Compliance with the State Handicap Code for number, size, and location
of handicapped parking spaces. Additionally, signage identifying
Handicap parking spaces must meet the State Handicap Code.
