RESOLUTION 96- 459
APPROVING LOT DIVISION/CONSOLIDATION FOR CUSTOM BUILDING
CONCEPTS, INC. FOR PROPERTY LOCATED AT THE NORTHWEST CORNER
OF 44'x' AVENUE NORTH AND NORTHWEST BOUI.EVARD (94023)
WHEREAS, Custom Building Concepts, Inc. has requested approval for a Lot
Division/Consolidation in the Bitoerin Addition for the creation of 2 lots, located at the
northwest comer of 44' Avenue North and Northwest Boulevard;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the Lot Division/Consolidation for Custom Building Concepts, Inc. in the Bitoerin
Addition for property located at the northwest corner of 44" Avenue North and
Northwest Boulevard.
Lot 3, Block 2, Bitoerin, Hennepin County, Minnesota.
Lot 4, Block 2, Bitoerin, Hennepin County, Minnesota.
To be divided and consolidated as follows:
Lot 3, except that part thereof lying southeasterly of the following d. -scribed
line: Beginning at the northwest corner of Lot 4, thence north 58 degrees 33
minutes 27 seconds east 97.29 feet; thence south 89 degrees 49 minutes 38
seconds east 16.00 feet to the east line of said Lot 3 and there terminating. All
in Block 2, Bitoerin, according to the plat thereof on file and of record in the
office of the County Recorder in and for Hennepin County, Minnesota. For the
purpose of this description, the east line of said Lot 4 assumed to bear north 00
degrees 10 minutes 22 seconds east.

All of Lot 4 and that part of Lot 3 lying southeasterly of the following
described line: Beginning at the northwest comer of Lot 4; thence north
58 degrees 33 minutes 27 seconds east 97.29 feet; thence south 89
degrees 49 minutes 38 seconds east 16.00 feet to the east line of said Lot
3 and there terminating. All in Block 2. Bitoerin, according to the plat
thereof on file and of record in the office of the County Recorder in and
for Hennepin County, Minnesota. For the purpose of this description,
the east line of said Lot 4 assumed to bear north 00 degrees 10 minutes
22 seconds east.
All in Section 15, Township 118, Range 22.
FURTHER, that the City Manager be authorized to make the necessary special
assessment corrections based upon City Policy when the Division/Consolidation is
approved by Hennepin County.
