FOR PROPERTY LOCATED NORTHEAST OF OLD ROCKFORD ROAD AND BALSAM LANE NORTH (96098) WHEREAS, an application has been filed by Janco, Inc. which requests approval of a Lot Division/Lot Consolidation to divide and consolidate three parcels of land generally located at 4270 Balsam Lane North, 4250 Balsam Lane North, and 11250 Old Rockford Road (Parcels A, B, and C respectively), legally described on Attachment One, attached hereto and hereby made a part hereof; and WHEREAS, the proposed lot arrangement for which the Lot Division/Lot Consolidation is sought is as legally described on Attachment Two, attached hereto and hereby made a part hereof. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Lot Division/Consolidation subject to the following conditions: 1. The Lot Division/Lot Consolidatit.-- is hereby granted in accordance with the plans received by the City on June 28, 1996 LA July 12, 1996, except as amended by this resolution. 2. Compliance with the City Engineer's Memo. 3. No building permits shall be issued unt"" the Lot Division/Consolidation is filed and recorded with Hennepin County. 4. Access to Parcel B (4250 Balsam Lane North) shall be from Balsam Lane North, and shall be prohibited from Old Rockford Road. 5. Submission of a financial guarantee for the required storm sewer improvements, prior to filing the Lot Division/Lot Consolidation.
