HomeMy WebLinkAboutCity Council Resolution 1996-302• CITY OF PLYMOUTH RESOLUTION 96 - 302 APPROVING CONDITIONAL USE PERMIT AMENDMENT AND SITE PLAN AMENDMENT FOR WALSER CHEVROLET, LOCATED AT 9825 -56TH AVENUE NORTH (96052) WHEREAS, Thomas A. Barbeau, representing Walser Chevrolet, has requested a Conditional Use Permit Amendment and Site Plan Amendment to allow a building expansion at 9825 -56th Avenue North. The property is more specifically described as follows: Lot 1, Block 1, Bass Lake Plaza Second Addition, according to the recorded plat thereof, and situated in Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby Moes approve the request by Thomas A. Barbeau for a Conditional Use Permit Amendment and Site Plan Amendment to allow a building expansion for property located at 9825 -56th Avenue North, subject to the following conditions: 1. The Conditional Use Permit Amendment and Site Plan ..amendment is for construction of a 2,585 square foot Automobile Service Write -Up area to replace an existing 925 square foot Write -Up area (1,660 squa►e foot net gain), in accordance with the plans received by the City on Mal 109 1996, except as amended by this resolution. 2. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds for revocation. 3. Handicapped accessibility and parking will be required for the entrance to the Write -Up Area if customers gain direct access to that area. 4. Standard Conditions: A. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. B. Any signage shall be in compliance with the Ordinance. C. Any subsequent phases or expansions are subject to required reviews and approval!, per Ordinance provisions. Resolution 96-302 , Page 2 D. Compliance with all Fire Codes and policies, including those regarding the location of fire hydrants, fire lanes, and fire lane signage. E. An 81/2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. F. Submission and approval of fire flow calculations prior to the issuance of building permits. G. All waste and waste containers shall be stored within a Trash Enclosure or within the building. Trash Enclosures shall comply to all Zoning Ordinance construction specifications. Adopted by the City Council on June S, 1996. STATE OF MINNESOTA) COUNTY OF HENNEPIN) SS.
