APPROVING LOT DIVISION FOR TURCK, INC., FOR PROPERTY LOCATED
AT THE NORTHEAST CORNER OF SCHMIDT LAKE ROAD AND FERNBROOK
LANE. (96040)
WHEREAS, an application has been filed by TURCK Inc. which requests approval of
a Lot Division divide a parcel of land located at the northeast corner of Schmidt Lake
Road and Fernbrook Lane, as legally described on Attachment One, attached hereto
and hereby made a part hereof, and
WHEREAS, the proposed lot arrangement for which the Lot Division is sought is as
legally described on Attachment One, attached hereto and hereby made a part hereof,

WHEREAS, the Planning Commission has fully considered the request for the Lot
Division and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL. OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of TURCK, Inr for a Lot Division subject to the following conditions:
1. No building permits shall be issued until the Lot Division is filed and recorded with
Hennepin County.
2. No building permits shall be issued until all required park dedication fees are
submitted to the City.
3. Submittal of drainage and utility easement documents as approved by the City
Engineer prior to filing of the Lot Division.
4. Compliance with the City Engineer's Memo.
5. A deed shall be recorded on the property requiring the property owner to pay for
the closing of the median curb cut on Fernbrook Lane when the street is extended
north of the Soo Line Railroad. The deed shall be submitted prior to regording the
Lot Division.

thereof on file and of record in the office of the Registrar of Titles, Hennepin County,
Minnesota, which lies easterly, southerly and easterly of the following described line:
Commencing at the southeast corner of said Lot 1; thence on an assumed
bearing of South 89 degrees 58 minutes 47 seconds west along the southerly line
of said Lot 1 for 47.11 feet to the actual point of beginning of the line to be
described; thence north 00 degrees 01 minutes 13 seconds west for 638.07 feet;
thence north 89 degrees 58 minutes 47 seconds east for 245.00 feet; thence
north 00 degrees 01 minutes 13 seconds west for 330.50 feet to the northerly
line of said Lot 1 and there terminating.

of said Lot I for 471.11 feet to the actual point of beginning of the line to be
described; thence north 00 degrees 01 minutes 13 seconds west for 638.07 feet;
thence north 89 degrees 58 minutes 47 seconds east for 245.00 feet; thence
north 00 degrees 01 minutes 13 seconds west for 330.50 feet to the northerly
line of said Lot 1 and there terminating.
