FOR THE BOREALIS OFFICE/WAREHOUSE BUILDING TO BE BUILT NORTHWEST OF TRENTON LANE IN THE BASS CREEK BUSINESS PARK (96022) WHEREAS, Opus Northwest, L.L.C. has requested approval of a Fire Lane Variance to allow construction of an office/warehouse building without a fire lane along the southerly portion of the structure, in accordance with the plans received by the City on March 18, 1996, except as amended by this resolution; and WHEREAS, the legal description of the subject property is Lot 3, Block 2, Bass Creek Business Park Addition; and WHEREAS, the building would be fully sprinkled; and WHEREAS, the Variance would help to preserve an Army Corps of Engineers and DNR protected wetland. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Opus Northwest, L.L.C. for a Fire Lane Variance to allow construction of an office/warehouse building without a fire lane along the southerly portion of the structure, subject to the following conditions: 1. Fire Department approved access and access doors are required on the south side of the building 2. Interior Fire Department standpipes are required in approved locations. 3. Fire hydrants and fire lanes must be in approved locations and required fire flow calculations must be proven. Adopted by the City Council on April 3, 1996.
