APPROVING MPUD FINAL PLAN FOR PLYMOUTH PONDS DEVELOPMENT
L.L.C. (MOBN LBUBR CONSTRUCTION) FOR TWO LOTS LOCATED AT THE
NORTHWEST CORRTBR OF COUNTY ROAD 24 AND MBDINA ROAD (MPUD
91-1) (95134)
WHEREAS, Plymouth Ponds Development L.L.C. (Moen Leuer Construction) has
requested a Final Plan for two buildings in the Plymouth Ponds Business Park located
at the northwest corner of County Road 24 and Medina Road; and,
WHEREAS, the Planning Commission has considered the request at a duly called
Public Meeting and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the MPUD Final Plan for two buildings in the Plymouth Ponds Business Center located
at the northwest corner of County Road 24 and Medina Road, subject to the following
conditions:
1. The MPUD Final Plan approval for Building 2 permits construction of a 76,800
square foot industrial building on Lot 1, Block 2, in accordance with the plans
received by the City on January ld, 1996, except as amended by this resolution.
2. The MPUD Final Plan approval for Building 3 permits construction of a 68,800
square foot industrial building on Lot 2, Block 2, in accordance with the plans
received by the City on January 10, 1996, except as amended by this resolution,
3. Buildings 1 and 2 are limited to a total of 20 docks. Building 1 may have a total
of 11 docks and Building 2 may have a total of nine docks. No more than 16 of
the docks in Buildings 1 and 2 together may be operable at any one tinte. Dock
doors not in use shall be rendered inoperable by barricading the doors, removing
the door springs, or removing the doors.
4. Development standards shall comply with the Zoning Ordinance standards. No
flexibility is granted by this approval.
5. Outside storage is prohibited anywhere in this development,
6. Submittal of the appropriate funds for the required trail to be coustnrcted south of
Medina Road prior to issuance of building permits.

7. The right -in and right -out access to County Road 24 shall be constructed prior to
issuance of a certificate of occupancy for Building 2.
8. Prior to the issuance of building permits, the applicant small submit revised plans
that include or identify the following items:
A. Allowable area calculations.
B. Signage setback from the lot lines.
C. Lighting plan showing that .5 foot-candles will not cross the lot lines.
D. Notation that combination of domestic and exterior irrigation will not exceed
25 percent of the total water supply.
E. Compliance with applicable State Handicap requirements.
F. Fire lane engineering detail, fire lane sign detail, and Plymouth Fire
Department notes.
G. Notation that the fire detection or suppression system will have a UL 71
Certificate issued before the Certificate of Occupancy is issued.
9. Cross access casements shall be submitted to the City and filed with Hennepin
County. The easements shall permit all traffic in the development the use of
County -approved access to County Road 24.
10. Any signage shall be in compliance with the Ordinance and the approved Master
Sign Plan identified on sheet A-1 of the plans crated May 19, 1995. The
development monument sign shall comply with the dimensional requirements of
the Zoning Ordinance for free standing signs.
11. Standard Conditions:
A. Compliance with the City Engineer's Memorandum.
B. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of building permit issuance.
C. Compliance with Policy Resolution 79-80 regarding minimum floor
elevations for new structures on sites adjacent to, or containing any open
stonn water drainage facility.
D. Submission of required Financial Guarantee and Site Performance Agreement
for completion of site improvements within 12 months of the date of this
resolution,
L. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
F. Compliance with the Ordinance regarding the location of fire hydrants, fire
lanes, and fire lane signage,
0. Submission and approval of fire now calculations prior to the issuance of
building permits.
H. An 8 1l2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior
to the release or reduction of any site improvement bonds per City Policy.

1. All waste and waste containers shall be stored within the buildings, and no
outside storage is permitted.
J. Access shall be limited to internal public roads and prohibited from Trunk
Highway 55.
K. No building permits shall be issued until a contract has been awarded for the
construction of municipal sewer and water.
L. Removal of all hazardous trees from the property at the owner's expense.
