APPROVING CONDITIONAL USE PERMIT AMENDMENT AND SITE PLAN
AMENDMENT FOR WALSER CHEVROLET, LOCATED AT 9825 -56TH
AVENUE NORTH k95124)
WHEREAS, Thomas A. Barbeau, representing Walser Chevrolet, has requested a
Conditional Use Permit Amendment and Site Plan Amendment to allow a building
expansion at 9825 -56th Avenue North. The property is more specifically described as
follows:
Lot 1, Block 1, Bass Lake Plaza Second Addition, according to the recorded
plat thereof, and situate in Hennepin County, Minnesota.
WHEREAS, the Punning Commission has reviewed said request at a duly called
Public Hearing and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request by Thomas A. Barbeau for a Conditional Use Permit Amendment and Site
Plan Amendment to allow a building expansion for property located at 9825 -56th
Avenue North, subject to the following conditions:
1. The Conditional Use Permit Amendment and Site Plan Amendment is for a 5,070
square foot service add",on, in accordance with the plans received by the City on
December 4, 1995, except as amended by this resolution.
2. The permit is subject to all applicable codes, regulations and ordinances, and
violation thereof shall he grounds for revocation,
3. Standard Conditions:
A. Compliance with the City Eegineer's Memorandum.
B. Compliance with Policy Resclutior. 79-80 regarding minimum
floor elevations for new structures on sites adjacent to, or
containing any open storm water drainAge facility.
C. Submission of required Financial Guarantee and Site Performance
Agreement for completion of site improvements within twelve
months of the date of this resolution.
D. Any signage shall be it compliance with the Ordinance.
E. Any subsequent phases or expansions are subject to required
reviews and approvals per Ordinance provisions.
F. Compliance with all Fire Codes and policies, including those
regarding the location of fire hydrants, fire lanes, fire lane
signage, and waste containers.

G. An E 1l2 x 11 inch "As Built" Fire Protection Plan shall be
submitted prior to the release or reduction of any site
improvement bonds per City Policy.
H. Submission and approval of fire flow calculations prior to the
is-mance of building permits.
I. All waste and waste containers shall be stored within a Trash
Enclosure or within the building. Trash Enclosures shall comply
to all Zoning Ordinance construction specifications.
