RESOLUTION 95 - 683
APPROVING LOT DIVISION FOR THOMAS AND GERDA TRAINER FOR
PROPERTY LOCATED AT 13240 SUNSET TRAIL (95107)
WHEREAS, an application has been filed by Thomas and Gerda Trainer which
requests approval of a Lot Division to divide a parcel of land generally located at
13240 Sunset Trail, legally described on Attachment One, attached hereto and hereby
made a part hereof; and
WHEREAS, the proposed lot arrangement for which the Lot Division is sought is as
legally described on Attachment Two, attached hereto and hereby made a part hereof.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the Lot Division subject to the following conditions:
1. No building permits shall t -e issued until the Lot Division is filed and recorded
with ;Iennepin County.
2. The two out -buildings located on Psuel A must be removes' from the site prior to
filing of the Lot Division with Hennepin County.
3. Park dedication fee for one residential lot s;►all be submitted prior to filing of the
Lot Division with Hennepin County.
4. Submittal of drainage and utility easement documents, and right-of-way easement
documents, as approved by the City Engineer, prior to filing of the Lot Division
with Hennepin County.
5. Compliance with the City Engineer's Memorandum.
6. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for
new structures on sites adjacent to, or containing any open storm water drainage
facility.
7. No yard setback variances are granted or implied.

That part of Lot 14, GREERS ORCHARD TRACTS, Hennepin County, Minnesota
lying southerly of the following described line:
Commencing at a point on the easterly line of said Lot 14, distant 309.00 feet
south, as measured at right angles to the north line thereof; thence west parallel
with said north line a distance of 124.67 feet; thence northerly to the
intersection of a line 284.00 feet south, as measured at right angles to said north
line with a line 15.00 feet east, as measured at right angles with the southerly
extension of the east line of Lot 6, said GREEKS ORCHARD TRACTS;
thence west parallel with said north line of Lot 14 to the westerly line of said
Lot 14 and there terminating.

with said north line a distance of 124.67 feet; thence northerly to the
intersection of a line 284.00 feet south, as measured at right angles to said north
line with a line 15.00 feet east, as measured at right angles with the southerly
extension of the east line of Lot o, said GREERS ORCHARD TRACTS;
thence west parallel with said north line of Lot 14 to the westerly line of said
Lot 14 and there terminating.

Beginning at a point on the easterly line of said Lot 14, distant 378.28 feet
south, as measured at right angles to the north line of said Lot 14; thence North
89 degrees 23 minutes 37 seconds West a distance. of 66.71 feet; thence South
66 degrees 23 minutes 46 seconds West a distance of 130.75 feet to the westerly
line of said Lot 14 and there terminating.
For the purpose of this description the north line of Lot 14 is assumed to have a
beating of South 89 degrees 23 minutes 37 seconds East.

south, as measured at right angles to the north line of said Lot 14; thence North
89 degrees 23 minutes 37 seconds West a distance of 66.71 feet; thence South
66 degrees 23 minutes 46 seconds West a distance of 130.75 feet to the westerly
line of said Lot 14 and there terminating.
For the purpose of this description the north line of Lot 14 is assumed to have a
bearing of South 89 degrees 23 minutes 37 seconds East.
