RESOLUTION 95 - 674
APPROVING RPUD FINAL PLAT FOR JANCO, INC. FOR ROCKFORD GLEN
SECOND ADDITION LOCATED AT THE SOUTHEAST CORNER OF OLD
ROCKFORD ROAD AND PEONY LANE (95114)
WHEREAS, Janco, Inc. has requested a MPUD Final Plan/Plat for the Rockford Glen
Second Addition PUD located at the southeast corner of Old Rockford Road and Peony
Lane;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the Rockford Glen Second Addition MPUD Final Plan/Plat for Janco, Inc. located at
the southeast corner of Old Rockford Road and Peony Lane, and,
FURTHER, that it should and hereby does approve the folk," , ko be met, prior to
recording of, and related to said plat:
1. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of recording the Final Plat.
2. Approval of a Wetland Mitigation Plan prior to the issuance of grading permits
and filing of the Final Plat.
3. The developer shall install wetland monumentation delineating the wetland
within each :ot. The monument design shall be approved by the Community
De%relopment Department.
5. Develonment Standards for zero -lot line homes:
A. 25 -foot front yard setback
B. 10 -fort side yard setback to single family lot
C. 15 -foot side yard setback to zero lot line buildings
D. 4 -foot side yard setback to zero lot line
E. 25 -foot rear yard setback to single family lot line
F. 15 -foot rear setback to zero lot line buildings
G. 4 -foot rear yard setback to zero lot line
H. 25 -foot setback to wetlands
I. 73 percent maximum lot coverage
6. Standard Conditions:
A. Compliance with the City Engineer's Metnorandum.

B. Removal of all hazardous trees from the property at the owner's
expense.
C. No building permit shall be issued until a contract has been awarded for
sewer and water.
D. Street names shall comply with the City Street Naming System.
E. Compliance with Policy Resolution 79-80 regarding minimum floor
elevations for new structures on sites adjacent to, or containing any open
storm water drainage facility.
F. No building permits shall be issued until the Final Plat is filed and
recorded with Hennepin County.
G. Final Plat mylars shall refer to MPUD 95-1.
H. Appropriate legal documents regarding Homeowners Association
documents, covenants and restriction as approved by the City Attorney
shall be filed with the Final Plat.
I. Location and number of fire hydrants shall be approved by the Fire
Division.
J. Submission of a Site Improvement Performance Agreement prior to
issuance of building permits.
