RESOLUTION 95- 613
APPROVING RESIDENTIAL PLANNED UNIT DEVELOPMENT CONCEPT
PLAN FOR NEW HOME SERVICES, INC. FOR PROPERTY LOCATED AT
12300 -18TH AVENUE NORTH (95004)
WHEREAS, :'dw Homes Services, Inc. has requested a Residential Planned Unit
Development Plan Concept Plan for the 9.78 -acre site located at 12300 -18th Avenue
North; and,
WHEREAS, the Planning Commission bas reviewed the request at a duly called Public
Haring.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE C1I7Y OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the Residential Planned Unit Development Concept Plan for the development of
approximately 6.63 -acres of the 9.78 -acre site located at 12300 -18th Avenue North,
subject to the followinb conditions:
1. Maximum number of residential dwelling unite approved is 18, as follows:
four single family lots located along the east lot line and seven two-family
homes located in :he north portion of the site. All the dwellings within the
development to be single -story in height.
2. T&, Concept Plan provides for a density of 2.7 units per acre based on minus
four (4) bonus points for overall project size and open space.
3. The RPUD Preliminary Plan/Plat shall include a minimum of 2.97 acres of
open spare.
4. The RPUD Preliminary Plan/Plat shall include a specific tree preservation plan
to preserve all Mees within the 25 foot wiuu buffer setback along the east and
west lot lines.
