NOW, THEREFORE, BE IT Hie.REBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Caliber Development Corporation for approval of a Site Pian for Bart Labe Business Cemre, subject to the following conditions: 1, This approval permits the construction of a 63,000 squm foot offia/wambowe building, in accordance with the plans received by the Clsy on September 22, 1995, exxpt as amended by this resolution. 2. Not mora than 49 percent of the building shall be for office use. 3. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of building permit issuance, prior to the issuance of building permits. 4. This resolution approves grass seed instead of sod in the eastern portion of the site, as shown on the landscape plan. S. Parking stalls must be minimum 18.5 -fat long. 6. Upon the City's rezoning of the northwest portion of the site, the landowner shall submit a Lot Consolidation application to the City to consolidate the site into one parcel. 7. Standard Conditions: A. Compliance with the City Engineer's- Memorandum. B. Compliance with Policy Resolution 79.80 regarding minimum floor elevations for new structures on sites adjacent to, or captaining any open storm water drainage facility. Resolution 95- 608 , Page 2 C. Submission of the required Financial Ouamntm and Sine Pufta ance ASreement for completion of site heprovement: within twelve montes of the date of this Resolution. D. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. B. Combination of domestic water and lawn imitation not to exceed 2.5 percent of the water service Tins. L.
