HomeMy WebLinkAboutCity Council Resolution 1995-310• CITY OF PLYMOUTH RESOLUTION 9S- 31u MSI •' '• '• � • :� • WASI Throe Star Trucking has requested Final Plat approval for Walnut Grove Pond located northwest of the intersection of Medina Road and County Road 101; and, WHEREAS, the City staff has prepared a Development Contract covering the improvements related to said plat; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF TW; CM it PLYMOUTH, MINNESOTA, that it should and hereby does approve the Final Plat and Development Contract for Walnut Grove Pond located northwest of the intersection of Medina Road and County Road 101, and, FURTHER, that the Development Contract for said plat be approved, and that the Major and City Manager be authorized to execute the Development Contract on behalf of the City, and, FURTHER, that the following conditions be met prior to filing of the said Plat: 1. Submittal of a landscaping plan and Site Improvement Performance Agreement prior to issuance of building permits. 2. Compliance with the City Engineer's Memorandum. 3. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of the Final Plat. 4. No building permits shall be issued until a contract has been awarded for the construction of municipal sewer and water. 5. Removal of all hazardous trees from the property at the owner's expense. 6. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures in subdivisions adjacent to, or containing any open steam water drainage facility. 7. Submittal of required utility and drainage easements as approved by the City Engineer prior to filing the Final Plat. 0 8. No building permits to be issued until the Final Plat is filed and recorded with Hennepin County. 9. Submittal of Homeowners Association Documents prior to filing the Final Plat. The Homeowners Association Documents shall include reference to the business activities of Len Busch Roses including the use of lighting by Len Busch Roses in the greenhouses. The appropriate legal documents regarding Homeowner Association covenants and restrictions, as approved by the City Attorney, shall be Med with the Final Plat. 10. The Development Contract, as approved by the City Council, shall be fully executed prior to release of the Final Plat. 11. The street names shall comply with the City street naming system. 12. Setbacks shall comply with the standards of the R-2 Zoning District. 13. Compliance with the Trot Preservation Policy. 14. Compliance with the Fire Division requirements for standardized notes.
