RESOLUTION 93 - 292
APPROVING LOT DIVISION/CONSOLIDATION AND VARIANCES FOR JOHN
AND SHARON RYAN FOR PROPERTY LOCATED AT 14690-1.TH AVENUE
NORTH (95019)
WHEREAS, an application has been filed by John and Shawn Ryan which mquess
approval of a Lot Division/Consolidation and Variances to divl de and consolidate
certain parcels of land generally located at 14690 -11th Avenue North, legally described
on Attachment One, ittached hereto and hereby made a part hereof; and
WHEREAS, the proposed lot arrangement for which the Lot Division./Consulidation is
sought is as legally described on Attachment Two, attached hereto and hereby made a
part hereof; and
WHEREAS, the Variances would allow the creation of two R-lA lots with less that
18,500 square fat in axva and less than 110 feet in width, as follows:
a Parcel A -- 14,199 square feet in area and 105 feet in width
• Parcel B -- 13,448 square feet in area and 90 feet in width; and
WHEREAS, the Planning Commission has fully considered the request for the Lot
Division/Consolidation and Variances, and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THB arY COUNCEL OF
THE CITY OF PLYMOUTI3, MINNESOTA, that it should and hertby does approve
the Lot DI-eislotuConsolidatlon and Variances subject to the following corulltions:
1. All stntetuits must be removo)d from the site prior to Ming of the Lot
Division/Consolidation with Hennepin County.
2, No' building permits shall be Issued until the Lot Division/Conaohdadon is filed
and recorded with Hennepin County.
3. Park dxiit-ation f% for two (2) residential lots shall be submitted prior to filing of
the Wt i-mision/Consolidation with Hennepin County.
4. Submittal of drainage and utility casement documents as approved by the City
Engineer ptioi to tiling of the Lot Divisinn/Consolidation with Hennepin County.

6. That the wetland buffer be demarcated with City approved signage prior to
issuance of building pemits.
7. Compliance with Policy Resolution 79.80 regarding minimum floor elevations for
new suuctures on sites adjacent to, or containing any open storm water drainage
facility.
