CIlTY OF PLYMOUTH RESOLUTION 95-271 • I c r • NJ V I • :1• 1 V Was)• • 1' -• 11 '• 1 r i :u •' :1 1 • r •• - 1 VAMMAS, Carlson Real Estate Company has requested Site Plan approval to permit a 30,500 square foot merchandising and selection warehouse on the south lot at Minneapolis Industrial Park -- Site 45, and WHEREAS, Carlson Rets Estate Company has requested also requested a Conditional Use Permit to allow accessory retail sales at such location, and WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval. NOW, TFffitiB'+ORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, NIINNESOTA, that it should and hereby does approve the request by Carlson Real Estate Company for Site Plan approval and a Conditional ( Use Permit, Subject to the following conditio. is: 1. The Site Plan approval is for a 30,500 square foot building on the south 1M at Minneapolis Park -- Site 45 as shown on the plans received by the City on April 3, 1995. 2. A Conditional Use Permit is hereby granted for to allow uxessory retail sales of products in the I-1 District. 3. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds for revocation. 4. Approval by Bassett Creek Watershed District required prior to issuance of building permits. 5. Standard Conditions: A. Compliance with the City Engineer's Memorandum. B. Compliance with Policy Resolution 79.80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open stone water drainage facility. • Resolution 95- 271 ; Page 2 C. Submission of required Financial Guarantee and Site Performance ( Agreement for completion of site improvements within twelve months of the due of this resolution. D. Any signage shall be in compliance with the Ordinance. E. Any subsequent phases or expansions ata subject to required reviews and approvals per Ordinance provisions. F. Compliance with the Ordinance regarding the location of fire hydrants, fire lanes, and fire lane signage. G. An 8112 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. H. Submission and approval of fire flow calculations prior to the issuance of building permits. Adopted by the City Council on May 2, 1995.
