RESOLUTION 95 -270
APPROVING LOT DIVISION AND VARIANCE FOR CARLSON REAL ESTATE
COMPANY FOR MINNEAPOLIS INDUSTRIAL PARK — SITE 45, LOCATED
NORTHEAST OF CARLSON PARKWAY AND I494 (95023)
WHEREAS, an application has been filed by Carlson Real Estate Company which
requests approval of a Lot Division and Variance to divide a parcel of land generally
located at the northeast corner of Carlson Parkway and I-494, legally described on
Attachment One, attached hereto and hereby made a part hereof, and
WHEREAS, the proposed lot arrangement for which the Lot Division is sought is as
legally described on Attachment Two, attached hereto and hereby made a part hereof,
and
WHEREAS, the Variance would allow creation of an industrial lot without frontage on
a public street or without direct access to an arterial street, and
WHEREAS, the Planning Commission has frilly considered the request for the Lot
Division and Variance, and recommends approval,
NOW, nMREFORB, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the Lot Division and Variance subject to the following conditions:
1. No building permits shall be issued until the Lot Division is filed and recorded
with Hennepin County.
2. No building permits shall be issued until all required park dedication fees are
submitted to the City.
3. Submittal of recorded cross access easement documents prior to issuance of
building permits.
4. Submittal of recorded sanitary sewer easement documents prior to issuance of
building permits,
5. Submittal of drainage and utility easement documents as approved by the City
Bngineer prior to filing of the Lot Division.
6. Compliance with City Engineer's Memo.

according to the recorded plat theroof, lying Westerly of the following described
line:
Commencing at the Northeast corner of acid lot; thence South 89 degrees 34
minutes 25 seconds West, assumed bearing, a distance of 420.51 feet along the
Northerly line of said lot to the point of beginning of the line to be described;
thence South 0 degrees 26 minutes 07 seconds Bast a distance of 546.68 feet to
the Southeasterly lana of said lot and there terminating.

degrees 34 minutes 25 seconds West, assumed hearing, a distance of
420.51 feet along the Northerly line of said lot to the point of beginning
of the line to be described; thence South 0 degrees 26 minutes 07
seconds East a distance of 546.68 feet to the Southeasterly line of said
lot and there terminating.
