HomeMy WebLinkAboutCity Council Resolution 1995-167• CITY OF PLYMOUTH t RESOLUTION 95 -167 • r FINAL PLAN/FINAL PLAT FOR •FF HOMES INC.FOR • a U)CATED WEST OF XMMW IANE AT 37TH AVENUE NORTH (95003) (RPUD WHHREAS, the City Council has approved the Final Plat for Rockford Estates 2nd Addition located west of Xenium Lane at 37th Avenue North; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the following to be met, prior to recording of, and related to said plat: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of filing the plat with Hennepin County. 3. No building permits shall be issued until a contract has been awarded for the construction of municipal sewer and water 4, Removal of all dead or dying trees from the property at the owner's expense. S. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures in subdivisions adjacent to, or containing any open storni water drainage facility. 6. Any signage shall be in compliance with the Ordinance. 7. Any subsequent phases or expansions ane subject to required reviews and approvals per Ordinance provisions. 8. Submittal of required utility and drainage easements as approved by the City Engineer prior to fling the Final Plat, 9. No building permits to be issued until the Final Plat is filed and rwAirdM with Hennepin County. 10. Appropriate legal documents regarding Homeowner Association covenants and restrictions, as approved by the City Attorney, shall be flied with the Final Plat, :] • File 95003 Page 2 11. The Final Plat mylars shall contain a statement noting that the plat is part of the approved RPUD 93-1, per Section 9 of the Zoning Ordinance. 12. Access shall be limited to internal public roads and prohibited from Xenium Lane. 13. All setbacks shall be as shown on the Approved Final Plans. 14. No building permits shall be issued until the landscaping along Xenium Lane is installed. 15. Submittal of a Site Improvement Performance Agreement prior to issuance of building permits.
