SST7INO CONDITIONS TO BE MET PRIOR TO FILKNG OF THE REF -: TED
FINAL PLAT FOR S.T. tit M., INC. FOR PROPERTY LOCATED SOUTHEAST
OF COUNTY ROAD 6 AND FMMALB LANE (94145)
WHMtEAS, the City Council has approved the Final Plat and Development Contract
for Hunter's Bluff Addition Iocated at the southeast coram ° of County Rad 6 and
Ferndale Lane;
NOW, THEREFORE, BE IT HMMY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, *�`'t •bould and hereby does approve
the following to be met, prior to recording of, and related to said plat:
1. Compliance with the City Engiw2r's Memorandum.
2. Removal of all hazardous tnm from the property at the owner's expense.
3. No building permits shall be issued until a contract has been awarded for sewer
and water.
4. ]Payment of park dedication fees -in -lira of dedication in accordance with the
Dedication Policy in effect at the time of filing the Final Plat.
S. Street names shall comply with the, City Street Naming System.
6. Compliance with Policy Resolution 79-80 regarding mit mum floor elevations
for new structures on sites adjacent to, or containing ani open storm water
drainage facility.
7. No building permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.
8. Incorporation of tree protection provisions in the Final Plat and Development
Contract approval.
9. Private driveway access shall be limited to Internal public roads and prohibited
from County Road 6.
10. Submittal of required utility and drainage easements as approved by the City
Engineer prior to fir -ng the Final Plat.
11. No yard setback Variances are granted or implied,

12. Compliance with Fire Division requirements for standardized notes.
13. Submittal of fine flow data.
14. Any signage shall be in compliance with the Ordinance.
15. The Development Contract, as approved by the City Council, shall be Rally
executed prior to release of the Final Plat.
