RESOLUTION 95-136
APPROVING LOT DIWSION AND VARIANCE FOR FEC CONSTRUCTION
LOCATED AT 16705 12TH AVENUE NORTH (94156)
WEMREAS, FEC Construction has requested approval for a Lot Division and Variance
for the creation of two parcels, located 16705 12th Avenue North;
NOW, THMWORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the Lot Division and Variances for FEC Construction for property located 16705 12th
Avenue North based on the following finding:
1. The Variance is unique to this parcel due to the physical surroundings and shape
of the property, that the difficulty is not caused by anyone having an interest in
the parcel and that the Variance would not be dr.,trimental to the public welfare
or injurious to other land.

Lot B, and Lot 1, Block 2 also that part of vacated adjacent Dunkirk Lane lying
south of the south line of 12th Avenue North and north of the north line of said
Lot B all in City View Acres, Hennepin County, Minnesota.
To be divided and consolidated as follows:
That part of Lot 1, Block 2 and Lot B, CM VIEW ACRES, according to the
recorded plat thereof, Hennepin County, Minnesota which lies east of the
follov ing described line:
Commencing at the northwest corner of said Lot 1; thence on an assumed
bearing of North 81 degrees 59 minutes 27 seconds East a distance of 30.06 feet
to the point of beginning of the line to be described; thence South 11 degrees 36
minutes 05 seconds East a distance of 59.40 feet; thence South 48 degrees 58
minutes 14 seconds East a distance of 139.30 feet to the west line of vacated
Dunkirk Lane; thence South 16 degrees 19 minutes 12 seconds West a distance
of 99.25 feet; thence South 11 degrees 36 minutes 05 seconds East to the shore
of Gleason Lake and there terminating:

Avenue North and north of the north line of said Lot B, CITY VIEW ACRES,
Hennepin County, Minnesota.
That part of Lot 1, Block 2 and Lot B, CITY VIEW ACRES, according to the
recorded plat thereof, Hennepin County, Minnesota which ties west of the
following described line:
Commencing at the northwest corner of said Lot 1; thence on an assumed
bearing of North 81 degrees 59 minutes 27 seconds East a distance of 30.06 feet
to the point of beginning of the line to be described; thence South 11 degrees 36
minutes 05 seconds Bast a distance of 59.40 feet; thence south 48 degrees 58
minutes 14 seconds East a distance of 139.30 feet to the west line of vacated
Dunkirk Lane; thence South 16 degrees 19 minutes 12 seconds West a distance
of 99.25 feet; thence South 11 degrees 36 minutes 05 seconds Bast to the shore
of Gleason Lake and there terminating.
All of the above in Section 32, Township 118, Range 22, Hennepin County,
Minnesota.
( FURTHER, that the City Manager be authorized to make the necessary special
assessment corrections based upon City Policy when the Division is approved by
Hennepin County.
