WHEREAS, Mission Partners has requested approval for a Residential Planned Unit
Development Preliminary Plan/Plat for property located at the southeast corner of Old
Rockford Road and 41st. Ave. N.; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Hearing and recommends approval;
NOW, TiiBRBFORB, BE rr E MBBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of Mission Partners for a Residential Planned Unit Development Plan for
property located at southeast corner of Old Rockford Road and 41st. Ave. N., subject
to the following conditions -
1. Compliance with the City Engineer's Memorandum.
2. Removal of all hazardous trees from the property at the owner's expense.
3. No building permit shall be issued until a contract has been awarded for sewer
and water.
4. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of recording the Final Plat with Hennepin
County. Credit will be given for construction of the trail.
5. An eight -foot wide trail shall be constructed by the developer per City standards
along Old Rockford Road.
6, A 15 -foot trail easement shall be submitted prior recording the Final Plat.
7. Street names shall comply with the City Street Naming System.
8. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures on sites acUacent to, or containing any open storm water
drainage facility.

9. No building permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.
10. Development standards aro:
a. 25 -foot fi+ont yard setback
b. 10 -foot side yard setback
C. 25 -foot rear yard set back
d. 25 -foot setback to wetlands
o. Wfoot minimum lot width
11. Final Plat mylars shall refer to RPLTD 76-1.
12. Appropriate legal documents regarding Homeowners Association documents,
covenants and restrictions as approved by the City Attorney shall be filed with
the Final Plat. The Documents shall include provisions for H.O.A maintenance
of all cul-de-sac islands.
13. The rear yard grading limit shall be established 10 feet closer to the road for
lots where a 25 -foot front yard setback is used. A 25 -foot front yard setback
may be used on Lot 6 Block 2 without a change to the grading limit shown on
the approved grading plan.
