HomeMy WebLinkAboutCity Council Resolution 1995-065CITY OF PLYMOUTH RESOLUTION 95-65 • • :r • :r � WHEREAS, the City Council has approved the Final Plat and Development Contract for The Shores of Kraetz Lake located at 1733019th Ave. N.; NOW, SORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MIIdNESOTA, that it should and hereby does approve the following to be met, prior to recording of, and related to said plat: 1. Compliance with the City Engineer's Memorandum. 2. Removal of all hazardous trees from the property at the owner's expense. 3. No building permits shall be issued until a contract has been awarded for sewer and water. 4. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of filing the Final Plat in combination with the dedication of Outlot B. 5. Submission of the deed for Outlot B prior to filing of the Final Plat with Hennepin County. 6. Street names shall comply with the City Street Naming System. 7. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new structures on sites adjacent to, or containing any open storm water drainage facility. 8. No building permits shall be issued until the Final Plat is filed and recorded with Hennepin County. 9. Incorporation of tree protection provisions in the Fir -1 Plat and Development Contract approval. 10. A 20 -foot easement shall be Created between Lots 8 and 9 to provide for emergency vehicle access to the public trail. The Developer shall constrict the fire lane to Fire Division standards and the City shall upgrade the existing 'frail if needed. 11. The fire lane shall be constructed prior to issuance of permits for Lots 8 and 9, Block 1. 12. Appropriate legal documents regarding Homeowners Association documents, covenants and restrictions and approved by the City Attorney shall be filed with the Final Plat. Owneiship and maintenance of Outlot A which consists of lake and lake shore property shall be included in the Homeowners Association documents. 13. Compliance with Department of Natural Resources letter dated June 29, 1994. 14. Approved setbacks are: a. 25 -foot front yard b. 15400t side yard c. 25 -foot rear yard d. 25 -foot wetland 15. The building on Lot 15 shall be removed prior to issuance of building permits on Lot 15 or lot 16. Adopted by the City Council on January 17, 1995 STATE OF MMBSOTA) COUNTY OF HENNEPIN) SS.
