WHEREAS, the City Council has approved the Final Plat and Levelopment Contract
for Holly Creek 3rd Addition, located west of Dunkirk Lane at 41st Ave N.,
NOW, 'FORE, BE IT HEREBY RESOLVED BY TIM CITY COUNCIL OF
THE CITY OF PLYMOUTH, bUNNESOTA, that it should and hereby does approve
the following to be met, prior to recording of, and related to said plat:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication P ;!icy in effect at the time of building the final plat with Hennepin
County,
3. No building permits shall be issued until a contract has been awarded for the
construction of municipal sewer and water.
4. Removal of ali huntdous trees from the property at the owner's expense.
S. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures in subdivisions adjacent to, or containing any open storm
water drainage facility.
6. Submittal of required utility and drainage easements as approved by the City
Engineer prior to filing the Final Plat.
7. No building permits to be issued until the Final Plat is filed and recorded with
Hennepin County.
B. Appropriate legal documents regarding Homeowner Association covenants and
restrictions, as approved by the City Attorney, shall be fllod with the Final Plat.
9. The Final Plat mylars shall contain a statement nosing that the plat is part of the
approved RPUD (92.1), per Section 9 of the Zoning Ordinance,
10. The Developme+tt Contract, as approved by the City Council, shall be fully
executed prior to release of the Final Plat.
