CITY OF PLYMOUTH
RESOLUTION 95-8
APPROVING PRELIMINARY PLAT FOR S.T. & M., INC. FOR PROPERTY
LOCATED ON THE SOUTH SIDE OF COUNTY ROAD 6, EAST OF FERNDALE
LANE (94145)
WHEREAS, S.T. & M., Inc. has requested a Preliminary Plat for Hunter's Bluff, a
plat for eight lots on 7.3 acres located on the south side of County Road 6; east of
Ferndale Lane; and,
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of S.T. & M., Inc. for a Preliminary Plat for Hunter's Bluff, a plat for
eight lots on 7.3 acres located on the south side of County Road 6; east of Ferndale
Lane, subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.

2. Removal of all hazardous trees from the property at the owner's expense.
3. No building permits shall be issued until a contract has been awarded for sewer
and water.
4. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of filing the Final Plat.
5. Street names shall comply with the City Street Naming System.
6. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures on sites adjacent to, or containing any open storm water
drainage facility.
7. No building permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.
8. Incorporation of tree protection provisions in the Final Plat and Development
Contract approval.
9. Private driveway access shall be limited to internal public roads and prohibited
from County Road 6.

10. Submittal of required utility and drainage easements as approved by the City
Engineer prior to filing the Final Plat.
11. No yard setback Variances are granted or implied.
12. A Variance is granted for a minimum lot width of 30 feet for Lot 6, Block 1
basad on the finding that the request meets the Zoning Variance Standards.
13. Compliance with Fire Division requirements for standardized notes.
14. Submittal of due flow data.
