HomeMy WebLinkAboutCity Council Resolution 1994-834• CITY OF PLYMOUTH RESOIAMON % - 834 Will —A THE RaIRSBCnON OF 1.494 AND CARLSON PARKWAY (94088); AIM= RESOLMON WHEREAS, Carlson Rol Bst.m Company has requested approval for a Mixed Planned Unit Development leeliminary Plan/Plat, Conditional Use Permit and Varianos for property located at the southwest intersection of 1-494 and Carlson Partway, The property is more specifically described as follows: Outlot B, Carlson Center Second Addition, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOU'T'H, MINNESOTA, that it should and bereby does approve the request of Carlson Real Estate Company for a Mixed Planned Unit Development Preliminary Plan/Plat, Conditional Use Permit and Variance for property located at the southwest intersection of I-494 and Carlson Parkway, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Removal of all harardous trees from the property at the owner's expense. 3. No building permit ahall be issued until a contract has been awarded for sewer and water. 4. Payment of park dedication fees-in-Heu of dedication in accordance with the Dedication Policy in effect at the time of recording of the Final Plat with Hennepin County. S. A Variance for this Subdivision is Wanted for the creation of two Lots without fmatage on a public street bued on the finding that the request meets the Variance Standards. Specificallyo the granting of the Variance will not be detrimental to the public welfare of i*fious to other property. 9. Concept plan approval only hu been granted for Outlet A. Signage shall be in compliance with the Zoning Ordinance aid as modified by the PUD plana dated September 30,1994. 12. The MPUD Final Plat shall include platting the parcels identified as 33 -118 -22- 44 -OW and 33-118-2244-0005. The City by this nsolutiont declass the land in the southeast corner of pauce133-118-22-44-0005 to be surplus land ani to be as street right -of way with the Carlson Center 12th Addition plat incorpoated in Lot 1, Block 1 Carlson Center 12th Addition. The rmnainder of parcel 33-118- 2244-M and all of parcel 33-118-2244-0025 shall be dedicated as stmt right- of-way with Carlson Center 12th Addition Plat. 13.
