NOW. 71EREPORB, BE IT HEREBY RESOLVED BY THE CITY COUNC L OF
THE CTTY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of L.A. Donny for a Site Pisa, Conditional Use Permit and Variance for
Donmy's 71mberton Townhomes, a plat for 4 lots on 3.72 acres located at the
southwest intersection of Ranehview Lane North and 28th Avenue North, subject to the
following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication foes -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of recording the Final Plat.
3. Compkm with Polky Revolution 79-80 regarding minimum floor elevadm
for new structures on sites &4*mt to, or containing any open storm water
dnimp fbcWty.
4. Submission of required financial guarantee and Site Performance Agreement for
completion of site improvements within 12 months of the date of this resolution.

6. Any subsequent phases or expansions ane subject to required reviews and
