WHIMEAS, L.A. Donny has requested a Preliminary Plat for Danny's Timberton
Towohomes, a plat fbr 4 lots on 3.72 aces located at the southwest intersection of
Ranchview Lane North and 281h Avenue North; and
WHEREAS, the Planning Commission has reviewed said request at a duly called
Public Haring and recommends approval;
NOW,IBE IT HERBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH* MINNESOTA, that it should and hereby does approve
the request of L.A. Dooay for a Preliminary Plat for Donnay's Timbertoe
Townhomes, a plat for 4 lob on 3.72 acres located at the southwest intersection of
Ranchview Lane North and 28th Avenue North, subject to the following conditions:
1. Compliance with the City Engineer's Memorandum.
2. Removal of all haardous trees from the property at the owner's expense.
3. No building permits shall be issued until a contract has ben awarded for sewer
and water.
4. Payment of panic dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of filing the Final Plat.
S. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new stnu tures on sites adjacent to, or containing any open storm water
drainage fhcWty.
6. No building pamib shall be issued until the Final Plat is Riad and recorded
with Hennepin County.
7. Incorporation of tree protection provisions in the Final Plat and Development
Comracx approval.
8. Submittal of final Engineering plan prior to recording the Final Plat.
9. Submittal of homeowners Association documents for review by the City
Attontey's Offke prior to recording the plat with Hennepin County.
