APPROVING SITE PLAN AACONDUENT AND VARIANCB FOR THE
MADITBNANCB TRAM, INC. FOR PROPTRt'lY LOCATED AT 1720-1770
ANNAPOLIS LANE, NORTH (94083)

Vubme for thv addition of parting spaces for property located at 1720-1770
Annapolis Lane North;
The property is more gncffkany described as follows:
Than part of Lot 1, Block 6o, MinnMvlis IndostrW Paris, 2nd Addition lying
north of the southerly 438.2 feet thereof, Section 27, Township 118, Range 22,
Hennepin County, Minnesota.
NOW, THERMRB, BE IT HEMY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOU'T'H, MTNNBSOTA, that it should and hereby does approve
the Site Mu and Variance, subject to the following conditions:
1. compliance with the City Engineer's Memomodum.
2. Submission of required financial guarantee and Site Performarnn Agreement for
completion of site improvements.
3. Any signage shall be in Compliance with the Zoning Ordinance.
4. Any subsequent phases or expansions are subject to required reviews and
approvah par Ordinance provhions.
S. Compliance with the Ordinance regarding the kK&tkm of fire hydrants and fire
fines.
6. A Varianoe is granted for a sero -foot parking setback along the south side of the
west building based on the finding that the Variance request meets the Zoning
Ordinance Variance Standards.
7. The Site Plan Amendment is for the addition of 13 parking sells to the
ply.
8. Submittal of 8 112" x 11" reproducible mylar "As -built" plan prior to the
release of the Site Improvement Performance Agreement.
9. Seven trees that meet the Landscape Policy standards shall be planted to reply w
the trees removed for this parking expansion.
