Wad 3REAS, Carron Real Bum Company has requested approval for a MPUD Final
Site Phm/Pht and Conditional Use Permit for Lot 1s 2 and 3, Block 1. Carlson Cooter
Twelkh Addition located at the southwest intersection of I494 and Carlson Parkway;
The property is more specifically described as follows:
Outlot B, Carlson Center Second Addition, Hennepin County Minneaota.
NOW, 'iII11REPORB, BE IT HMMY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the following to be met, prior to recording of, and related to said plat:
1. Compliance with the City Bngineet'a Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of building permit issuance.
3. Compliance with Policy Resolution 79-80 regarding minimum floor elevation
for new structures on sites adjacent to, or containing any open storm water
drainage facility.
4. Submission of required financial guarantee and Site Performance Agreement for
compl t� on of site improvements. The Agreement shall include 1/4 the cost
associatod with the Installation of the traffic signal at Gleason Woe Road and
Carlson Parkway or an assessment agreement slap be signed by the developer
and recorded at Hennepin County prior to issuance of building permits.
S. Any signage slall be in compliance with the Zoning Ordinance and as modified
by the PUD Plans dated September 30w 1994,
6. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
7. Compliance with the Ordinance regarding the location of fire hydrants and tiro
Ism and fire lane signs.

8. All waste and waste containers shall be atoned within an enclosed structure, and
no outside storage is permitted. The cash and recycling enclosure shall comply
with City coopniction requiremew.
9. An 8 1/2 x 11 inch 'As Built• Fire Protection Plan shall be submitted prior to
the release or reduction of any site improvement bonds per City Policy.
10. Croy easemeob for driveway access covering Lots 1, 2 and 3 shall be
submitted by the peddosar, Wmved by the City Attocaay and recorded on the
tides of all three parcels prior to issuance of building permits.
11. Compliance with all standards of City Code, Ordinance and Policy Resoltdions
and submission of all items required on an amended Site Plan print to issuance
of a Building Permit.
12. A Conditional Use Permit is gmnteJ for a Class I restaurant to be located on
Lot 39 Block 1, based on the finding that the request meet: the Conditional Use
Permit standards.
13. A Conditional Use Permit is granted for a hotel located on Lot 2, Block 1 based
on the finding that the request meets the Conditional Use Permit standards.
14. A Conditional Use Permit is not required for the Class I restaurant located on
Lot 1, Block 1. The sites underlying zoning of Lut 1, Block I is B-2 and a
Conditional Use Permit is not required.
15. T be luminaire plan abali be revised s o that the .5 -foot candle contour line does
not cross into public right-of-way. The revised plan shall be submitted prior to
issuance of building permits.
16. Submittal of fire flow doh prior to issuance of building permits.
17. Identification of the size of the domestic water line prior to issuance of building
permits.
18. TLe MPUD Final Plat shall include potting the parcels identified as 33-118-22-
44-0025 and 33-118-22-44-0005. Me surplus lard in parcel 33-118-22-44-0005
shall be incorporated in Lot 1, Block 1 Carlson Center 12th Addition. The
remainder of parcel 33-118-22-44-0006 and all of camel 33-118-22-44-0025
shall be dedicated as street right -of way with the Carlson Center 12th Addition
Plat.
IQ. Outlot B shall be incorporated into Lot 1, Block 1 Carlson Center 12th
Addition.
