HomeMy WebLinkAboutCity Council Resolution 1994-689• CITY OF PLYMOUTH APPROVING RBS>DB MAL PLANNED UNIT DBVELOPMBNT PRBLDIINARY PLAMPLAT AND SUBDIVISION CODE VARIANCE FOR ORRIN THOW[PSON HOMES FOR PROPERTY LOCATED NORTHEAST OF COUNTY ROAD 9 AND DUNX= LANE, NORTH (94104) WHEREAS, Orrin TbmVm Roma has requaterl approval for a Residential Plumed Unit Development for property located northeast of Gwnty Road 9 and Dunkirk Lane North; and, WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; NOW, THEREFORE, BB IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MM=OTA, that it should and hereby don approve the request of Orin Thompson Homes for a ResidentW Planned Unit Development Preliminary Pians lat and Subdivision Code Variance for property located northeast of County Road 9 and Dunkirk Lane North, subject to the following conditions: 1. Compliance with the City Engineer's Memorandum. 2. Removal of all hazardous trees from the property at the owner's expose. 3. No building permit shall be issued until a contract has been awarded for sower and water. 4. Payment of park dedicarion fees -in -lieu of dedication in accunhrrce with the Dedication Policy in effect at the time of recording the Final Plat with Hennepin County. S. Street names shall comply with the City Street Naming System. 6. Coinpliamoe with Policy Resolution 79-80 regarding minimum floor elevations for new structures on site& adjacent to, or containing any open storm water drainage facility. 7. No building permits shall be issued until the Final Plat is filed and rewrded with Hennepin County. S. Private driveway access shall be limited to internal public roads and restricted from Dunidrk Lane and County Road 9. • 9. Tuitional screeoiat and bamins shall be provided along County Road 9. 10.
