HomeMy WebLinkAboutCity Council Resolution 1994-688• CITY OF PLYMOUTH RESOLUTION 94. 688 SET`M0 CONDITIONS TO BE MSP PRIOR TO FEMG OF THE RELATED RPUD FINAL PLAT FOR ORM THOMPSON HOMES FOR PROPERTY LOCATED BAST OF DUNKIRK LANE AT 40TH AVENUE NORTH 04046) MMM 92-7) WHEREAS, the City Council has approved the Final Plat and Development Contract for Orrin 'Thompson Homes located at east of Dunkirk Lane and 40th Avenue Nortb; NOW, T'i ERBFORB, BE 1T HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the Mowing to be met, prior to recording of, and related to said plat: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accord&= with the Dedication Policy in effect at the time of recording the Final Plat with Hennepin County. 3. No building permits shall be issued until a contract has been awarded for the construction of municipal sewer and water. 4. Removal of all hazardous trees from the property at the owner's expeme. S. Compliance with Pelicy Resolution 79-80 regarding minimum floor elevations for new stnrctures in subdivisions &*cent to, or containing any open storm water drainage facility. 6. Submittal of required utility and drainage easements as approved by the City Engineer pnor to filing the Final Plat. 7. No twilding permits to be issued until the Final Plat is filed and recorded with Hennepin County. B. Appropriate legal documents regarding Homeowner Associltion covenants and restrictions, as approved by the City Attorney, shall be flied with the Final Plat. 9. no Final Plat mylars shall contain a statement noting that the plat is part of the approved RPUD 92-7, per Section 9 of the Zoning Ordinance. 10.
