WHEREAS, the City Council bu approved the Heal Plat and Development Comact for
Prime Budden for Hiclimy Hilt locoed at the soutbwaot corset of Baa Labe Road and
Notion Lae Nor.
NOW, ZHEREFORB, B81T BMW RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PLYMOUTH, MIMBSO*T'A, that it sbouid and beceby does approve the following
to be mat, pia to noordiag of, and related to said plat:
1. Compliance with the City Bogileer's Memorandum.
2. Payment of parr dedication fewin-lieu of dedication in accordance with the Dedication
Policy in effect at the time of reoording the pick with Hennepin County.
3. No building pamhs shall be lamed until a contract has been awarded for the
construction of municipal sewer and water.
4. Removal of all hazardous trees from the property at the owner's expense.
S. Compliance with Policy Resolution 79-80 regaidiaj minimum fico ebvatioos for now
struchm in abdivisions adjacent to, or containing any open storm water drainage
fiday.
6. No yard atbaci variances are granted or implied.
7. Submittal of required utility and drainage easements as approved by the City Bngirm
prior to filing the Final Ptak.
B. No building permits to be issued until the Final Plat is filed and recorded with
Heanspin County.
9. Appropriate legal documents regarding Homeowner Association covenants and
reWictloos, as approved by the City Attorney, shall be filed with the Find Plot.
10. Access shall be limited to internal public reds and prohibited from Natban Lee.
11. The Development Contract, as approved by the City Council, shall be fully executed
prior to rebase of the Final Plat.
