Wlilli RBASS, The Cornerstone Group has requested approval for an Amended Mixed
Planned Unit Development Preliminary PlaWVW and Conditional Use Permit for
property located at the southwest intersec tim of Niagara Lara North and 18th Avenue
North;
The property is more specifically described as:
Outlot 11, Partners Labe North 2nd Addition, Hennepin County, Minnesota.
Wi[ERBAS, the Planning Commission has reviewed acid request at a duly called
Public Hearing and recommends approval;
NOW, IHER PORE, BE IT HBRBBY RESOLVED BY THE CITY COUNCIL OF
THM C1TY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of The Cornerstone Group for a Mixed Planned Unit Development
Preliminary Plaw7lat for property located at the southwest intersection of Niagara Lane
North and 18th Avenue North subject to the following conditions:
1. Compliance with the City Bagineer's Memorandum.
2. Removal of all hazardous trees from the property at the owner's expense.
3. No building permit shall be issued until a contract has been awarded for sewer
and water.
4. Payment of park dedication fees have been previously paid through earlier
Council actions.
S. Compliance with Poky Resolution 79-80 regarding minimum floor elevations
for new awct m on dta adjacent to, or containing any open str ai water
drainage facility.
6. No building permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.

7. Private driveway access shall be limited to 18th Avenue North and restricted
from Niagara Lor North.
8. Final Plat myb n shall refer to WI UD 83-1.
9. Signage shall be in compliance with the Ordioonce.
10. Any abuMpo t phases or expansion are abject to required reviews and
approvals per Ofdinsoce proA*ms.
11. Compliance with the Ordinsoce regarding the location of fire hydrants.
12. All waste and waste oorrhirners shall be stored within the designated trash
enclosures, and no outside storage is permitted.
13. An 8 % by 11 inch as4xM fie protection plan shall be submitted prior to the
felease of any Site Improvement Boods per city Policy.
14. No building permit shall be issued until the Final Phu is flied and recorded with
Hennepin Count.

17. The UKM Preliminary Plan and Conditional Use Permit hereby approved is
for 64 units in this addition.
18. The maximum Impervious coverage within the Shorelard Overlay District shall

19. The Final Plan/Plat shall include submission of a luminalre plan.
20. All standard Fire Department nates and details shall be submitted along with the
Final Plain.
21. A parking management plan shell be submitted to the City prinf to issuance of
building permits. The management plan shall include restricting the parting lot
use fbr mcreatiotel vehicles and trailers and include assigned parking spaces.
22. A Variance is granted ftom the Piro Code regarding location of fire Wier.
