APPROVING PEW MNARY PLAT FOR PRIME BUILDERS FOR PROMt7Y
LOCATED AT THE SOUTHWEST CORNER OF BASS LAKE ROAD AND
NATHAN LANE NORTH (94091)
WHEIREAS, Prime Braider has requested a Preliminary Phi .a Rooney BIW, a Phi
for 2 iob and 1 odlot oa 33.21 acres located at the southwest corner of Bass Labe
Rood and Nathan Laos Noah; and,
Wl!iB UM9 the Phnning Commission has reviewed said request at a duly called
Public Hearing and r+eoomroeods approval;
NOW, THEREFORB, BE IT H 7 MMY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, &MNESOTA, that it should and hereby does approve
the request of prime Builders for a Preliminary Plat for 2 lots and 1 outlet on 33.21
acres located at the southwest corner of Bass Late Rod and Nathan Lane North,
subject to the following conditions:
1. Compliance with the City Bagineer's Memorandum.
2. Removal of all hazardous trees from the property at the owner's expense.
3. No building permits shall be issued until a coatmd his been awarded for sawer
and water.
4. payment of park dedication fees -in -lieu of dedication in accordance a ith the
Dedication Policy in effect at the time of Rung the Final Plat.
S. Street names shall comply with the City Street Naming System.
6. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new stiuctum on sites adjacent to, or containing any open storm water
drainage facility.
7. No building permits shall be issued until the Final Plat is filed and recorded
with Hennepin County.
S. Incorporation of tree protecdon provisions in the Final Plat and Development
Contract approval.
