FOR PROPERTY LOCATED AT NOTt'MMOSST OF BALSAM LANE AND OLD ROCKFORD ROAD (9106'7) WHERBAS, the City Council has approved the Final Plat and Development Contract for Forester Preserve Plat 2 located northwest of Balsam Lane and Old Rocdord Road; NOW, TORE, BE 1T HERMY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the folbwiog to be met, prior to recording of, and related to sald plat: 1. Compliance with the City Engineer's Memorandum. 2. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the tree of recording the plat with Hennepin County. 3. No building permits shall be issued until a contract las been awarded for the construction of municipal sewer and water. 4. Removal of all hvardous trees from the property at the owner's expense. S. Removal of existing structures on Lot 14 and 16, Block 1 prior to issuance of building permits. 6. Compliance with Policy Resolution 79-80 reganiieg MWmum floor ek+vatioes for new structures in subdivisions adjacent to, or containing any open storm water drainage hd ty. 7. Submittal of required utility and drainage easements as approved by the City Engineer prior to ft ft the Final Plat. 8. Appropriate legal documents regarding Homeowner Association covenants and restrictions, as approved by the City Attorney, shall be filed with the Final Plat.
