LOCATED AT THE SOU7MWBST IIV'I MBC 71ON OF I494 AND COUNTY
ROAD 47 (93033) (RPUD 93-1)
WMBRRAS, the City Council his approved the Final Plat and Development Contract
for Ken (lust Enterprises for Camelot Ovcnook for property located at the southwest
intersection of I494 and County Road 47 (9303S) WUD 93-1).
NOW, THEREFORBo BE 1T HERMY RESOLVED BY THE MY COUNC L OF
THE CITY OF PLYMOUTH, MINNESOTA, that it sbould and bereby does appnove
the following to be met, prior to recording of, and related to aid plat:
1. Compliance with the City Engineer's Memorandum.
2. Payment of park dedication fee: -in -lieu of dedication with appropriate credits
for park trail dedication in an amount determined according to verified acreage
and according to the Dedication Policy in effect at the time of recording the
Final Plat with Hennepin County.
3. No building permits shall be issued until a contract has been awarded for the
construction of municipal se ver and water.
4. Removal of all hazardous trees from the rroperty at the owner's expense.
5. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new structures in subdivisions adjacent to, or containing any open storm
water drainage facility.
6. Submittal of required utility and drainage easements as approved by the City
Engineer prior to filing the Final Plat.
7. No building permits to be issued until the Final Plat is filed and recorded with
Hennepin County.
8. Appropriate legal documents regarding Homeowner Association covenants and
restrictions, as appruved by the City Attorney, shall be filed with the Final Plat.
9. The Final Plat mylara shall contain a statement noting that the plat is part of the
approved RPUD 93-1, per Section 9 of the Zoning Ordinance.

10. Private driveway accm shall be limited to internal public roads and probMW
from County Road 47 and Interstate Highway 494.
11. Zbe Development Contract, u approved by the City Council, shall be My
executed prior to reieaae of the Final Plat.
12. Compliance with the q eement bmveen North Suburban Dridopment, Inc.,
Jerome P. Bain and Betty A. Betin and the City of HymwXb approved on
October 18, 1993.
13. Submittal of the deed for Outbt B prior to isswnce of b dkftg permits.
