WHEREAS, the City Council has approved the Final Plat and Development Contract
for Dahlstrom, Peter&on9 Baden for the Countyard& of Plymouth Oaks for property
located northeast of Fernbrook Lane at Rockford Road;
NOW, 'I7l M FORE, BE TT H IMBY RESOLVED BY THE CITY COUNCII. OF
THE CITY OF PLYMOUTH, M MESOTA, that it should and hereby does approve
the follcwiug to be met, prior to recording of, and related to said plat:
i. Compliance with ate City Engineer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of recording the Final Plat with Hennepin
County.
3. No building permits chall be issued until a contract has been awarded for the
construction of municipal sewer and water.
4. Removal of all hazardous trees from the property at the owner's expense.
S. Compllan,x with Policy Resolution 79-80 regarding minimum floor elevations
for new structures in subdivisions adjacent to, or containing any open storm
water drainage facility.
6. Submittal of required utility and drainage easements as approved by the City
Brtginoer prior to filing the Final Plat.
7. No building permits to be issued until the Final Plat is filed and recorded with
Hennepin County.
8. Private driveway access &hall be limited to internal public road& and prohibited
from Rockford Road (County Road 9).
9. The Development Contract, as approved by the City Council, shill be Polly
executed prior to release of the Final Plat.

10. The wuchm on Lob 1s 29 6, 7, and 8 shall be removed prior to imumce of

11. Approved setbacks aro:
a. a 35 -foot hoot yard setback except that Lob 1 and 2v Block 1 may have
a 25 -foot hm yard setback
b. a SO -foot setback to Outbt A
C. a 10 -foot side yard setback
12. Oudot A shall be extended acioa the southerly 40 feet of Lot 9, Block 1.
