APPROVING STTE PLAN AND VARIANCE FOR EDEN TRACE CORPORATION
FOR PROPERTY LOCATED AT THE NORTHEAST CORNER OF 10TH AVENUE
NORTH AND XBNWK LANE (94074)
WHIMU S, Bden 7hm C rimation bas requested a Site Plan and Variaoca for an
industrial building located at the northeast comer of 10th Avemro North and Xenium
Lane.
The property is more specifically described as follows:
Lot 1, Block 1, Carlson Companies 2nd Addition, Hennepin County,
Minnesota.
WiiEREAS, the Planning Commission has reviewed said request at a duly called
Public Meeting and recommends approval;
NOW, THBRBFORB, BE IT HEREBY RESOLVED BY THB CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve
the request of Bden Trace Corporation for a Site Phar and Variance for a new industrial
building located at the northeast comer of 10th Avenue North and Xemium Lme,
subject to the following conditions:
1. Compliance with the City Bngimeer's Memorandum.
2. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of building permit issuance.
3. Compliance with Policy Resolution 79-80 regarding minimum floor elevations
for new atructuren on sites adjacent to, or containing any open storm water
drainage facility.
4. Submission of required f ancW guarantee and Site Petformamce Agreement for
completion of site improvements within 12 months of the date of this resolution.
S. Any signage shall be in compliance with the Ordinance.
6. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
7. Compliance with the Ordinance regarding the location of fire hydrants fire
lanes, post indicator valves and Fire Department connection.

8. All waste and waste containers atWl be stoned inside, and no outside norage is
permitted.
9. An 8 112 x 11 inch 'As Built' Fire Protection Plan shall be submitted prior to
the release or reduction of any site improvement bonds per City Policy.
10. A Varlam is panted for a 10 -foot dde yard setbad and a 25 -foot front yard
setback to Xenium Lane based on the request meeting the Variance Standards.
11. The Site Plan is for construction of a 12,800 square foot building.
12. The Landscape Plan shall be in compliance with the City's Landscaping Policy.
13. Compliance with the approved Welland Mitigation Phut.
14. A Variance is panted from tiro lane requirements on the north and west side of
the building.
IS. Submittal of fire flow data prior to issuance of building permits.
16. Placement of standard fire division notes and details on plana prior to issuance
of building permits.
17. Indication of domestic line size on the plans.
18. Submittal of a luminaire plan in complknce with City regulations prior to
Issuance of building permits.
19. Compliance with the Landscaping Policy regarding size of trees to be planted.
Six 2% -inch caliper overstory deciduous trees and two six-foot coniferous trees
an required.
